The difference between buyer agents and sellers agents

Buying a home is one of the main purchases we will make in our lives. That is why we have to make sure that everything is well planned and thought out. Having a real estate agent represent you is one of the ways to make sure everything goes smoothly. You can be sure that you are well represented during the transaction. Aside from the buyer, a real estate agent can also represent a seller. But what are your responsibilities? How are they alike? And how are they different?

Understand the role of the real estate agent:

Before differentiating agent from buyers and sellers, let’s first understand the responsibilities of real estate agents in general. Unlike what many think, being an agent is a challenging profession. They have to be updated, that’s why they always review what happened the day before. They should check the sales activity and check the listings for changes.

His work also includes many works on paper. They need to check the documents and make sure everything is in order. Although the responsibilities of agents are similar, the job of the buyer’s agent is different from that of the seller’s agent. However, all real estate agents have fiduciary responsibilities towards all their clients. They are obligated to represent their clients to the best of their ability.

Buyers’ agent:

As the name suggests, this agent represents the buyer. All buyers are recommended to have one. This is to make sure they are guided through the process. If there are any issues or problems during the transaction, the agent is tasked with helping the buyer decide what to do better. In addition to processing requirements and helping buyers make the right decision, you are tasked with doing other things as well.

First, you need to hear what the buyer needs and wants for a home. This is important so that you can present homes that the buyer will consider. After that, you will present options to your client. It can also help the client make a decision.

Besides that, you are also tasked with carrying out the agreements of the parties involved especially those that will benefit your clients. You will need to submit documents requesting repairs and other actions. It is also part of your responsibility to present your client’s offer and provide the necessary responses. Also, if you discover information that may lead you to discontinue the purchase, you should let them know. Most importantly, the agent must keep his client informed about the progress of the transaction.

Sellers Agent:

The seller’s agent, on the other hand, is tasked with helping the seller get the best deal on his home. It is important that you stay true to your clients and protect their interests. In addition to that, the agent will take care of the items needed for the listing process. He will also represent the seller during negotiations and closing. You will work closely with your client to ensure the best deal is achieved.

The home is one of our main investments. It is only fair that we are properly represented when our home is at stake.
